Review of Medium Density Residential Development Controls

About the Review:
  • Focuses on the review of existing medium density development controls that apply to land zoned R3 Medium Density, being land situated in Mittagong, Bowral, Moss Vale and Bundanoon.
  • The purpose of the review is to ensure that when future medium density development occurs that it respects local character, supports good design outcomes and is in keeping with the community’s expectations.
Background Information:
  • Following the approval of grant funding from the NSW Department of Planning - Project Delivery Unit, Wingecarribee Shire Council commenced the review in June 2022.
  • The review aligns with Council’s transition to a better place-based planning framework and responds to key priority actions identified within the adopted Wingecarribee Local Strategic Planning Statement and Local Housing Strategy.
  • Studio GL, who are a specialised urban design consultancy, were engaged to undertake the review.
  • Spatial analysis and feedback from the community and stakeholders informed the development of the Draft Medium Density Study, which was publicly exhibited for four weeks from Wednesday, 01 March to Friday, 31 March 2023.
Next Steps:
  • The Medium Density Study will ensure that when medium development occurs that it respects local character, supports good design outcomes and is in keeping with the community’s expectations.
  • The Medium Density Study was adopted at the Ordinary Meeting of Council 19 June 2024.
